HOW MANY TONS OR BTU DO I NEED?

The short answer: most bedrooms in Saudi Arabia need far less capacity than people actually buy. A 4 by 5 metre room with a 3 metre ceiling needs about 11,620 BTU, which is under one ton, not one and a half. That figure comes from the BTU calculator itself, not from a general rule.

The rule behind every number below is simple. On the basis set out here, each additional square metre adds roughly 426 BTU to the capacity you need, on top of a fixed load for the room itself. That one rule answers every question below before you read it.

What matters is that capacity is not a function of floor area alone. The calculator asks for fifteen inputs: dimensions and ceiling height, sun exposure, floor level, insulation quality, city, room type, number of occupants, appliances, windows and their glazing, and external doors. So we publish the basis we calculated on, and you can see exactly what was assumed on your behalf.

The basis behind every number in this article: the Zamil AC BTU calculator, a room in Riyadh, middle floor, moderate sun exposure (north or east facing), standard wall insulation, 3 metre ceiling, one standard single-pane window, one external door, two occupants and one television. All figures were read from the calculator on 14 August 2026. Change any of those inputs and the number changes.

HOW MUCH AREA DOES AN 18,000 BTU UNIT COVER?

On the basis above, 18,000 BTU matches a room of about 35 square metres. We entered a 5 by 7 metre room into the calculator and it returned 18,011 BTU, or exactly 1.50 tons.

That is a large room: a generous master bedroom, or a small living room. Most bedrooms in Saudi apartments are considerably smaller, which is why so many buyers end up with more capacity than they need.

The figure falls quickly if the room sits on the top floor under an exposed roof, faces south or west, or has poor insulation. In those cases 18,000 BTU may only cover under 30 square metres.

If your room is in this range, start with 1.5 ton split ACs, where capacities of 17,200, 18,000 and 18,100 BTU are available.

HOW MUCH AREA DOES A 24,000 BTU UNIT COVER?

24,000 BTU matches a room of about 49 square metres on the same basis. A 7 by 7 metre room returned 23,975 BTU, or 2.00 tons.

One thing worth saying plainly here: there is no split AC at exactly 24,000 BTU in the Zamil store today. The nearest available capacities are 22,000, 22,100 and 23,000 BTU, all of which sit in the 2 ton class. The gap between 23,000 and 24,000 BTU is under four percent, well inside the margin of any approximate heat load calculation, so it should not hold up your decision.

HOW MANY TONS FOR A 4 BY 5 METRE ROOM?

A 4 by 5 metre room is 20 square metres. On the basis above, the calculator returned 11,620 BTU, or 0.97 tons.

So the answer is one ton, not one and a half. That runs against what is commonly said in shops and forums, where one and a half tons gets recommended for almost any bedroom.

The difference is not a detail. An 18,000 BTU unit in a room needing 11,620 BTU is oversized by about 55 percent. A unit larger than the room requires cools fast, shuts off, then restarts, and those repeated short cycles mean higher electricity use and less moisture removed from the air, because the unit never runs long enough to dehumidify.

Available capacities in the one ton class are 11,800, 12,100 and 12,400 BTU. You will find them under 1 ton split ACs.

IS 18,000 BTU ENOUGH FOR A 4 BY 4 METRE ROOM?

It is enough, by a wide margin. A 4 by 4 metre room is 16 square metres, and the calculator returned 9,916 BTU, or 0.83 tons.

An 18,000 BTU unit in that room delivers about 82 percent more capacity than required. So the question is not whether it is enough, but whether it is the right choice. Usually it is not: the one ton class fits better, costs less, and consumes less.

When would 18,000 BTU be justified for a 4 by 4 room? When several load factors stack up: a top floor under a sun-exposed roof, a south or west facing wall, poor insulation or large single-pane windows, or the room doubling as an office with heat-generating equipment. Rerun the calculation with those inputs before deciding.

If the room cannot take a split installation, 1.5 ton window ACs cover the same class with a simpler fit.

HOW DO I CALCULATE AC SIZE FOR A ROOM?

Start with the area: multiply length by width in metres. A 4 by 5 room is 20 square metres. That is the starting point, not the answer.

Then apply the rule. On the basis published in this article, each square metre adds about 426 BTU. We derived that from two actual calculator readings: a 16 square metre room returned 9,916 BTU and a 49 square metre room returned 23,975 BTU, and the difference spread across 33 square metres is 426 BTU per metre. The remainder is a fixed load for the room itself, regardless of size.

Then adjust for six factors the calculator asks about that floor area does not capture:

  • Ceiling height: the calculator works on volume, not area. A 3.5 metre ceiling means a higher load than a 2.7 metre ceiling over the same floor area.
  • Sun exposure: a south or west facing wall raises the load, north or east is moderate, and a shaded room is lower.
  • Floor level: a room directly under the roof gains heat from above all day, while a ground floor room is less exposed.
  • Insulation and glazing: double glazing and newer construction lower the load, single glazing in an older building raises it.
  • Occupants: every person is a heat source. The difference between two people and six in the same room is material.
  • Appliances: televisions, desktop computers and gaming equipment add a continuous heat load.

Finally, round to the nearest available capacity, upward rather than downward, but without jumping a full class. A result of 11,620 BTU goes to 12,000. It does not go to 18,000.

In practice, any result under 12,000 BTU lands in 12,000 BTU split ACs, and any result between 15,000 and 18,500 BTU lands in 18,000 BTU split ACs.

IS 18,000 BTU ENOUGH FOR A LIVING ROOM?

Usually not. We entered a 5 by 7 metre living room, 35 square metres, with six occupants instead of two and every other input held constant. The calculator returned 20,411 BTU, or 1.70 tons.

Compare that with the bedroom of identical size: 18,011 BTU for two people. The 2,400 BTU gap comes entirely from room type and occupancy, not from area. That is precisely why a flat square-metres-to-BTU rule breaks down on living rooms.

And a Saudi living room is usually harder than this example: spaces open to the kitchen or entrance, higher ceilings, larger windows, and a guest count that varies. Each of those pushes the load above what floor area alone suggests.

So start from 24,000 BTU split ACs for a living room, or from 3 ton split ACs if the space opens onto other areas or exceeds 50 square metres. Do not reuse the bedroom figure.
